A mixed-use development years in the making is moving forward in James City County.
County officials approved Westwood Park in July, a project planned to include 139 homes and approximately 24,000 square feet of retail space near Eastern State Hospital. The residential component is expected to include a combination of single-family homes, townhomes and apartments, including 29 affordable units. Reddit
The approval followed more than five years of discussion and revisions to the proposal, including changes intended to address concerns surrounding density and open space. Reddit
From a commercial real estate perspective, the retail component is particularly worth following. New residential development creates additional households within a trade area, potentially supporting demand for neighborhood retail, restaurants and services.
The combination of residential and commercial space also reflects a development pattern NRD will be watching throughout the Virginia Peninsula: projects that place housing and neighborhood-serving commercial uses within the same development.
